PRICES RISE year over year in the Coachella Valley
Market statistics for May 2014 have been compiled and published. It shows some interesting facts and a decided change in the Real Estate market in Palm Springs. If displayed on a graph it would also show a steady line up. The trends we are about to discuss below have been steadily developing this entire year, with no retreat.
- First, the number of homes being sold as foreclosures or short sales has taken another big drop. This category is down 50% from May 2013 when 18% of homes were in this category.
- Secondly, the number of available homes is rising with about 90 more condos and 90 more homes on average – available each month. This is a wake- up call for sellers because the number of homes selling is dropping in each category and each city.
- Third and most important however is the marked increase in price. The median sales price for single family homes is now $455,100 whereas in 2013 it was $368,100 and for condos the median price is now at $232,222 VS. the 2013 figure of $182,000.
With these type numbers Pam Springs and the Coachella Valley are outpacing the Riverside County wide statistics, where a higher percentage of homes are still in foreclosure or short sale and the median price remains over $100,000 less than Pam Springs.
Obviously, the number of properties selling will drop as prices rise. The prices will rise as the supply of foreclosed and short sale homes drops. Notwithstanding that obvious equation – there is no doubt that the market in Palm Springs has returned to a more stabilized mode.

After all that walking at the art fairs you can put your feet up and discover inspiring and thought provoking cinema at the 2014 Palm Desert Public Art Documentary Film Series. Each screening will include a featured speaker who will discuss that night’s film.

Palm Springs Modernism Week: ( or week+ since it is 10 days long!) It all happens February 13-23, 2014 when the world comes to admire what we here locally take for granted everyday. This amazing event continues to grow and expand in all directions. Last year the event brought in vintage travel trailers and expanded beyond Palm Springs into the Palm Desert neighborhoods with fifties architecture.
The 14th annual Palm Springs Modernism Show and Sale will be held at the Convention Center, located On Amado and Avendia Caballeros, with over 80 exhibitors showing their treasures and hoping to make them YOURS!
The show -which could possibly be credited with starting the whole modernism week (but I am not an expert on the founding of the event!) is just the tip of the iceberg. The website for the event lists no less than 32 pages of events! From lectures, to films, to house tours, bus tours and exhibits. Everyone is getting in on the excitement with exhibits at the Palm Springs library to lectures in hotel ballrooms. Fitting it all in will be your biggest challenge.
Perhaps the best part of Modernism week is it takes place in the sunshine of Palm Springs. This will no doubt please the some 40,000 expected visitors, from all parts of the world, who may not see temps like these until Summertime.

Palm Desert is broken up into 3 geographical areas referred to as Palm Desert North, Palm Desert East and South Palm Desert. South Palm Desert is almost exclusively residential once you get away from the Highway 111 corridor, while North and East are well planned communities with a mix of uses.
